This guide is for homeowners who want a straight answer before they ring anyone. It covers what roofers actually do, which job you probably need, what each costs, and how to tell a genuine roofer from a bad one.
"Roofer" covers a lot of different jobs. Knowing which one you need makes every quote easier to compare.
Roof repairs. Slipped or cracked slates and tiles, failed flashings, leaking valleys, damaged ridge and verge. Most calls we take are repairs, not new roofs. See our roof repair service.
Roof replacement. A full strip and re-roof when the covering, underlay and battens have reached the end of their life. See our roof installation service.
Flat roofing. EPDM rubber and GRP fibreglass systems for extensions, dormers and garages. See flat roofing.
Emergency roof repair. Making a roof safe and stopping water after a storm or a sudden leak. See emergency roof repair.
Roof inspection. A proper look at the roof and attic, useful when buying a house or before an insurance claim. See roof inspection.
Roof renovation. Restoring a roof that is worn but still sound underneath. See roof renovation.
Commercial roofing. Larger flat and pitched roofs on offices, schools, churches and care facilities. See commercial roofing.
Which Job Do You Probably Need?
Most homeowners do not start with a job name. They start with a stain, a drip or a slipped slate. This is how the usual signs map to the usual work. It is a guide, and only a roofer on site can confirm it.
What you can see
What it often means
Usual job
A brown stain on a ceiling that grows after rain
Water getting in through a slipped slate, a failed flashing or a worn flat roof
Leak repair, or flat roof repair
A drip or damp patches in the attic
A gap in the covering or underlay, or a blocked valley
Leak repair
Damp on a chimney breast or wall
Failed lead flashing or crumbling pointing around the stack
Flashing and chimney repair
Slates or tiles on the ground after a storm
Fixings have failed or the covering has been lifted
Emergency securing, then repair
Water pooling on a flat roof, or a cracked surface
A worn membrane or felt, often with water already getting through
Flat roof repair or replacement
Leaks in several rooms, or daylight in the attic
The covering, underlay and battens are failing across the whole roof
Full re-roof
Repair or replace?
If the problem is in one place, a repair is almost always the better value. A replacement makes sense when the same failure is showing up all over the roof, because patching a roof with nothing sound to fix to costs more over a few winters than doing it once.
How Much Do Roofers Charge in Ireland in 2026?
These are our own indicative 2026 ranges. They are a guide until a roofer has seen your roof, and VAT at 13.5% is charged on top.

Each red bar shows the low-to-high range for that job. These are indicative Irish-market prices for 2026, and your own price depends on the cause, access and extent of the damage. Only a proper inspection gives an exact figure.
Roof leak repair€400 to €2,500
Emergency storm damage work€1,500 to €8,000
Concrete tile re-roof, three-bed semi€8,000 to €18,000
Natural slate re-roof, three-bed semi€12,000 to €28,000
Flat roof, EPDM or GRP, installed€90 to €140 per m²
Replacing a deteriorated flat roof deck€30 to €50 per m² extra
What moves the price
The cause. A slipped slate is not a failed valley, and the price follows the cause.
Roof size and pitch. A three-bed semi usually has 70 to 90 m² of roof.
Access and storeys. Height, a busy street or tight access change how the work is done.
Chimneys, valleys and hips. More detail means more lead work and more time.
What is found once the roof is stripped. Rotten battens or timber are extra, and you are told before anything extra is done.
How far water has already travelled. If it has reached the ceiling, there may be internal damage to make good as well.
The covering you choose. Concrete tile, natural slate and EPDM all price differently.
Scaffolding is not automatic. It goes on where a building is very high, or on a busy street where people walk underneath. Where it is needed, it is a separate line on the quote, and you are free to source your own if you can beat the rate.
After a storm, the first call-out makes the roof safe and stops the water. The permanent repair is a separate quote once the roof can be assessed properly. Typical emergency call-out work:
Temporary securing of loose tiles or slates€200 to €500
Weatherproofing after storm damage€300 to €800
Emergency structural safety assessment€200 to €400
Roofers in Dublin
Dublin roofs are a mix. There are Victorian and Edwardian terraces with natural slate, 1930s to 1980s semi-detached estates, and a lot of flat-roof rear extensions that were added later. Flat roofs are where we see many Dublin leaks start, particularly older felt that has cracked or lifted.
Cork is where we started in 2019, and it is our deepest base. Older stock around the city centre, with period and Georgian houses, sits beside estates in the suburbs such as Douglas, Togher, Ballincollig and Bishopstown. Conservation areas and protected structures can affect what you are allowed to change, so check with the council first on an older property.
The coast is hard on roofs. Atlantic storm damage drives most of our winter repair work, and places like Cobh, Kinsale and Clonakilty take the worst of it. We also cover Carrigaline, Midleton, Mallow, Bandon, Fermoy and Youghal.
“For our Sunday's Well home I needed a last-minute replacement of leaking roof at the rear of a three-storey house. Recommended Roofing provided a prompt, fair estimate and, despite the wet weather, had a scaffold tower in place and the job finished in one day. The installers (David and one colleague) were efficient, courteous, and helpful throughout, and they left the site tidy, removing all waste. Very pleased with the quick response, the team, and the quality of the work. Highly recommended.”Andy Byrne, Sunday's Well, Cork, ★★★★★ on Google
Limerick city has Georgian terraces in the Newtown Pery area, some in architectural conservation areas, which affects how they can be repaired. The suburbs, including Castletroy, Dooradoyle, Raheen, Annacotty and Corbally, are mostly 1980s estates where concrete tile dominates.
We also work in Adare, Newcastle West, Kilmallock, Abbeyfeale and Rathkeale, and on commercial roofs across the city.
Galway takes the full force of the Atlantic. From Salthill and Knocknacarra to Oranmore, Renmore and Barna, and out to Clifden, wind and salt shorten the life of anything that is not specified for the coast, so marine-grade materials matter here more than anywhere else we work. Traditional Connemara stone houses have their own needs too.
We also cover Tuam, Ballinasloe, Loughrea, Athenry and Gort.
“Fantastic experience. Fixed my gutter issue quickly and no issues afterwards. Quick efficent and at a good price. Highly recommended for the galway area.”Jeffrey Mahony, Galway, ★★★★★ on Google
Most people hire a roofer once or twice in their lives, so it is hard to know what good looks like. These checks take a few minutes and filter out most of the bad ones.
Repairs: a written guarantee of a minimum of 3 years, and up to 10 years on major repair work.
Replacements: a 10-year written guarantee.
Lifetime Leak Guarantee: on any job where we replace the roof or the gutters. It does not apply to a plain repair that replaces neither.
The guarantee is written, and it is handed over before you sign. We employ our own crews, we are CIRI registered, and the same standards apply in all four cities.
Grants and Insurance
Grants for the roof itself are rare. SEAI grants are mainly for energy upgrades such as attic and roof insulation, so it is worth checking what applies to your home. Our SEAI retrofit grants guide explains what they cover.
If a storm has damaged your roof, check your home insurance policy first. Take photos before anything is moved, keep the receipt for any emergency work, and ask your roofer for a written description of the damage. Rainfall and wind data for your area is on the Met Éireann climate data pages.
A like-for-like re-roof does not usually need planning permission. Changing the roof shape or adding dormers does, and a protected structure or conservation area needs a check with the council first.
Not sure what you need? Do not worry about the name of the job. Fill in the quote box or ring the number for your city, and a qualified roofer will look at it and tell you straight.
Common Questions
Questions about roof repairs in Ireland.
How much does it cost to replace a roof in Ireland?
For a typical three-bed semi, a concrete tile re-roof is usually €8,000 to €18,000 and natural slate €12,000 to €28,000, plus VAT at 13.5%. These are indicative 2026 ranges. Roof size, access, chimneys and the condition of the timber underneath move the price, so a survey is the only way to get a firm figure.
How much does it cost to fix a leaking roof?
A roof leak repair typically costs €400 to €2,500. The cause is what sets the price: a slipped slate is much cheaper than a failed valley or a worn flat roof. Access and any internal damage to make good also change the total.
Who is the best person to fix a leaking roof?
A registered roofer who will come out and look at the roof and the attic before giving a price. Check the company is on the CIRI register, ask for proof of insurance, and get the quote and the guarantee in writing. We use our own employed roofers and do not subcontract.
Do you have to empty the attic for a new roof?
Usually you do not need to empty it, but dust can fall during a re-roof. Move anything valuable, and clear the area around the attic hatch. Your roofer will tell you what to do at the survey.
How much is an emergency roof call-out?
Securing loose tiles or slates temporarily is typically €200 to €500, and weatherproofing after storm damage is typically €300 to €800. An emergency structural safety assessment is typically €200 to €400. The call-out makes the roof safe, and the permanent repair is a separate quote.
Is VAT charged on roofing work?
Yes, VAT at 13.5% applies on top of the prices we quote. Our written quotes say clearly what is included and what is not.
Do I need scaffolding for roof work?
Not always. Scaffolding goes on where a building is very high, or on a busy street where people walk underneath. Where it is needed, it is a separate line on the quote, and you are free to arrange your own if it is suitable for the work.
Should I repair my roof or replace it?
If the problem is in one place, repair is almost always better value. Replacement makes sense when the same failure is showing up across the whole roof, such as leaks in several rooms, failed underlay and battens, or daylight in the attic. We will tell you which one it is.
Do I need planning permission to replace a roof?
A like-for-like re-roof does not usually need planning permission. Changing the roof shape or adding dormers does. A protected structure or a house in a conservation area needs a check with the local council first.
Can I get a grant for a new roof in Ireland?
Grants for the roof covering itself are rare. SEAI grants are mainly for energy upgrades such as attic and roof insulation, so check seai.ie for what applies to your home.
What guarantee do you give?
Repairs carry a written guarantee of a minimum of 3 years and up to 10 years on major repair work. Replacements carry 10 years. Any job where we replace the roof or the gutters also carries our Lifetime Leak Guarantee.
Where do you work, and how do I get a quote?
