Not always. Scaffolding is only priced in when the job genuinely needs it, such as a high or steep roof. When it is needed it appears as a separate line on the quote, and you are free to source it yourself if you can do it for less.
Storm damage is usually covered under the storm cover on a home policy, while general wear and tear is not. Your excess and the exact wording are set by your insurer, so check your policy before you ring them. We provide dated photographs and an itemised quote to support a claim.
Repair when the damage is localised and the rest of the roof is sound. Consider replacement when the roof is more than 25 to 30 years old and failing in several places, needs repairs every year, or shows sagging, damp or daylight in the attic.
