Attic Window Installation: Light and Air for the Attic, Without a Dormer

An attic window is a window set into the slope of the roof so that daylight and fresh air reach a room in the attic. People call it a roof window, a skylight or just "a Velux", after the best-known make. It sits flush with the roof, costs far less than a dormer and, on the rear of a house, usually does not need planning permission.

The window is the easy part. The flashing is what keeps it dry.

A roof window leaks at the flashing, not through the glass. Every roof covering needs its own kit: the right one for slate, for tile, or for a flat roof. A kit made up on site, or a part kit, is the usual cause of a leaking Velux. We use the full manufacturer kit with an insulation collar and underlay seal on every job, and fix the window to the rafters as the maker specifies.

Adding a window, replacing an old one, or converting the attic

We fit a window into an existing opening, cut a new opening and trim the rafters, replace a leaking or faded window like for like, and fit windows as part of an attic conversion. Centre-Pivot Roof Windows

The centre-pivot is the standard attic window. The sash rotates around a pivot at the middle, so it opens for ventilation, turns right round so the outside pane can be cleaned from indoors, and still leaves you clear space beneath it. It suits most attic bedrooms and offices where the sill sits at about waist height.

The common Velux sizes are named by code, such as MK04 at 78 by 98cm and PK06 at 94 by 118cm. We measure the rafter spacing at the survey and pick the size that fits with the least cutting, which keeps the price down.

02 Low Sills and a Clear View

Top-Hung Roof Windows

A top-hung window is hinged at the top and opens outwards, which gives a clearer view and more headroom at the sill. It is the better pick where the window sits low, such as a landing, a stairwell or a bedroom under a low eaves line.

It costs a little more than a centre-pivot because of the more involved frame and hardware, and is the one we recommend where you want to look out while standing.

Electric and Solar Windows

Electric windows open and close from a wall switch or a remote. Solar models do the same with a built-in solar panel, so there is no cable chased through the plaster and no electrician needed. Both are worth paying for where the window is above reach, and many include a rain sensor that shuts the window when it starts to rain.

A fixed window lets in light but not air and is the cheapest option. It suits a landing, a stairwell or any space with other ventilation. Two or more windows can be fitted side by side or stacked under a single combined flashing, which is cheaper per window than fitting them separately and looks neater from the street.

Replacing an Old or Leaking Window

Old windows fail at the seals and the flashing long before the frame gives out. Replacing like for like uses the existing opening, so it is usually a half-day job and one of the cheapest ways to stop a leak and a draught. If the leak is only the flashing, we can sometimes repair it without replacing the window. We tell you which it is at the survey.

Attic Conversions and New Openings

For an attic conversion, roof windows bring in light and meet the escape requirement. A new opening means cutting the rafters and fitting a trimmer to carry the load, then lining the reveal inside. A bedroom needs an escape window with a clear opening of at least 0.33 square metres, no side shorter than 450mm and the bottom of the opening no more than 1,100mm above the floor. Check your plans with an architect or engineer.

How much does it cost to install a Velux window in Ireland?
A standard manual Velux roof window costs about €1,400 to €2,200 supplied and fitted in Galway and Cork, €1,350 to €2,100 in Limerick and €1,600 to €2,500 in Dublin (indicative 2026 prices). Electric or solar models run €2,400 to €4,000. A new opening in the rafters adds €400 to €1,000.
How long does it take to fit a Velux window?
One window into an existing opening takes half a day to a day. Cutting a new opening takes one to two days, plus time for plastering and painting inside.
Do I need planning permission for an attic window?
A roof window on the rear slope of a house is usually exempted development. A window facing a public road, a Protected Structure or a house in an Architectural Conservation Area needs a check with your local authority first. We tell you which applies at the survey.
Can you fit a Velux into a slate roof?
Yes. We fit roof windows into natural slate, fibre cement slate, concrete tile and flat roofs. Each roof covering needs its own flashing kit, and we fit the correct one.
Do Velux windows leak?
A correctly fitted Velux does not leak through the glass. Leaks nearly always come from the wrong flashing kit, a missing underlay seal or badly cut slates around the frame. That is why we use the full manufacturer kit every time.
Can I fit a Velux window myself?
It can be done, but it means working on a roof and cutting into the rafters, and most leaks we repair come from DIY flashing. An installer also gives you a written guarantee on the fit. We recommend a professional.
Can you replace an old leaking Velux?
Yes. Replacing like for like costs about €1,100 to €1,800 and usually takes half a day. If only the flashing has failed, we can often repair it without replacing the window.
