The centre-pivot is the one we fit most. It opens for ventilation, rotates fully so you can clean the outside pane from indoors, and suits most attic rooms. A top-hung window is better where the sill is low and you want to look out while standing. In Galway we often recommend a rain sensor on electric and solar models, because they close the window by themselves when it starts to rain.

In a bathroom or kitchen, choose the white polyurethane finish, which is made for damp rooms. Everywhere else, white-painted pine is fine. Sizes are named by code, such as MK04 at 78 by 98cm or PK06 at 94 by 118cm, and we choose the size that fits your rafter spacing with the least cutting. A roof window leaks at the flashing, not through the glass. Slate and tile need different kits, and a kit made up on site or a part kit is the usual cause of a leaking Velux. How We Fit an Attic Window in Galway, Step by Step

One window into an existing opening takes half a day to a day with two roofers. A new opening takes one to two days.

  1. Survey the attic, measure the rafters, the head height and where the sill will sit.
  2. Order the right window size and flashing kit for your roof covering.
  3. Set up safe access, with ladders, a tower or scaffold as needed.
  4. Strip the slates or tiles from the area around the opening.
  5. Cut the opening and fit a trimmer to carry the rafter load.
  6. Fit the window bracket and the window, and check it for level and square.
  7. Fit the underlay collar and insulation collar around the frame.
  8. Fit the flashing and relay the slates or tiles around it.
  9. Line the reveal inside, make good, and test the window opens and closes.

The roof is never left open overnight. If rain is forecast, we cover the opening and finish the next dry day.

Planning Permission and Building Regulations in Galway

A roof window on the rear slope of a house is usually exempted development, so you do not need planning permission from Galway City Council or Galway County Council. A window on a slope facing a public road, a Protected Structure or a house in an Architectural Conservation Area needs a check with the council first. If you are converting the attic into a bedroom, the room has to meet building regulations on ventilation, insulation, fire safety and a safe way out. The usual requirement is an escape window that opens to at least 0.33 square metres, with no side shorter than 450mm, and with the bottom of the opening no more than 1,100mm above the floor.
