Roof Repair Costs in South Dublin at a Glance

  • A single leak repair in Rathfarnham, Terenure or Dundrum typically costs between €400 and €2,500, depending on cause and access.
  • Storm damage repairs across South Dublin run €1,500 to €8,000, higher where several slates, flashings and ridge tiles have failed together.
  • Emergency securing of loose tiles or slates costs €200 to €500; immediate weatherproofing after a storm runs €300 to €800.
  • VAT at 13.5% applies on top of every figure and is shown as a separate line, never buried in the price.
  • Scaffolding is not automatic: it applies on tall buildings or busy streets only, is itemised separately, and you are welcome to source your own if you can beat our rate.
  • Every repair carries a written workmanship guarantee of at least 3 years, rising to 10 years on major repair work.

What a Roof Repair Actually Costs in South Dublin

Prices in South Dublin are not wildly different from the rest of the country, but the housing stock shapes the bill. A 1970s semi in Templeogue with concrete tile, a 1930s cottage in Terenure with natural slate, and a 1990s detached in Sandyford are three different jobs with three different price points, even when the symptom is identical.

Here is the honest range, as we quote it:

Repair typeIndicative range (before VAT)
Slipped or broken slate or tile replacement€400, €900
Chimney flashing or lead work€600, €1,800
Valley repair or renewal€900, €2,500
Ridge re-bedding and re-pointing€700, €2,000
Storm damage (multiple failure points)€1,500, €8,000

All figures are indicative and confirmed free after a site survey. VAT at 13.5% applies on top. Individual sub-type ranges above all fall within the published leak-repair range of €400 to €2,500, or within the storm-damage range of €1,500 to €8,000 where multiple failure points are involved.

The Common South Dublin Repairs, and Why They Cost What They Cost

Slipped and broken slates

One or two slates let go after a windy night and water starts tracking down the felt. On a two-storey semi in Dundrum or Goatstown, replacing a handful from a ladder is a short job at the lower end of the range. On a three-storey Victorian in Rathgar, the same slates are 10 metres up and the price moves because the access does.

Chimney flashings

South Dublin has a great many 1930s to 1970s houses with chimneys whose lead has never been touched. When the flashing fails, water does not drip: it tracks along the ceiling and shows up two rooms away. Replacing lead flashings properly in code 4 or code 5 lead, with new mortar, is where most leaky-chimney calls land. Our guide to lead flashing and chimney aprons in Dublin covers this in more detail.

Valley repairs

Where two roof slopes meet, the valley takes all the water. Lead valleys in older Ranelagh and Terenure houses typically last 60 to 80 years. The GRP and fibre-cement valleys in 1980s estates in Knocklyon and Ballinteer wear faster. A full valley strip-and-replace sits at the top of the range because the slates either side have to come up and go back.

Ridge tiles

If you can see daylight between your ridge tiles from the ground, the mortar bedding has failed. Re-bedding and re-pointing a full ridge line is a day's work for two roofers and sits in the middle of the repair range. Dry-ridge systems are worth considering at the same time: our guide to dry ridge and dry verge systems for Dublin roofs explains the difference.

Storm damage

After a storm rolls up the Irish Sea, South Dublin tends to see wind uplift on verges, lifted ridge tiles and the occasional chimney pot gone. These jobs run higher because they are almost never one thing: if the wind took the ridge, it probably took a verge and a flashing too. Our emergency roof repair service covers the make-safe path, and the emergency roof repair guide for Dundrum walks through what to do in the first hour.

A South Dublin Job: Flat Roof Replacement in Blackrock

The Blackrock job illustrates a point worth stating plainly: water does not stay where the stain is. By the time a ceiling shows a brown mark, the roof has been letting water in for weeks or months, and what started as a roofing cost is no longer a roofing cost alone. The sooner the covering is dealt with, the smaller the making-good bill underneath it.

A similar pattern appeared on a flat roof survey in South Dublin we filmed before work started, where blistering and lifted sections were invisible from the garden but obvious the moment someone went up.

What Moves the Price Within the Range

  1. The cause. A slipped slate and a failed valley are not the same job. The written quote tells you which it is.
  2. Access. A dormer bungalow in Stillorgan is easier to work on than a three-storey Edwardian in Ranelagh. Height and pitch move the price.
  3. Scaffolding. Most repairs do not need it. Where the building is very tall, or on a busy street where we need to protect people walking underneath, scaffolding goes on as a separate line, never buried. You are welcome to source your own if you can get it cheaper.
  4. What is underneath. If we lift a few slates and find the battens have rotted or the felt has perished, a small repair has turned into a bigger conversation. We will show you what we found, in the attic, with photographs, before anything changes on the quote.

Repair or Replace? The Honest Answer

If your roof is under 30 years old and the problem is localised, a slipped slate, a failed flashing or one bad valley, repair is the right call every time. If repairs are becoming annual, if the felt and battens have gone across the whole roof, or if the covering is approaching the end of its life (concrete tile typically 40 to 50 years, natural slate much longer), a full re-roof will cost more up front but is cheaper over 10 years.

We tell you which it is in writing after going into the attic. We will recommend a repair on a roof we could have sold you a replacement for: that is the whole point of going in rather than quoting from the kerb. Our roof repair cost guide for Ireland sets out the repair-versus-replace calculation in full.

If it does come to a full re-roof, that work carries a 10-year written workmanship guarantee plus our Lifetime Leak Guarantee. Repairs carry the 3-year minimum, up to 10 years on major repair work. The Lifetime Leak Guarantee does not apply to a plain repair that does not involve a gutter or roof replacement.

The Guarantee on Repair Work

Every repair we carry out across South Dublin, including Dundrum, Sandyford, Templeogue, Terenure, Rathfarnham, Ballinteer, Knocklyon, Stillorgan, Ranelagh and Goatstown, carries:

  • A minimum 3-year written workmanship guarantee, rising to 10 years on major repair work.
  • Handed over in writing before contracts are signed, and automatic, nothing to register or ask for.
  • Backed by €6.5 million public liability and €13 million employer liability insurance, CIRI registration, and S.I. 318/2007 compliance for working at height.

The Lifetime Leak Guarantee is a replacement-only cover. On a full re-roof it applies automatically. On a straight repair it does not. Read more on our roof repair service page and see what South Dublin customers say about our work.

“Really happy with service provided. They were extremely helpful and efficient from start to finish. An assessment and quote were provided the day after I first got in touch, and the repair was completed within a week. The issue and proposed solution were clearly explained, and I really appreciated that they recommended a proportionate repair rather than simply suggesting everything needed to be replaced. Very professional, straightforward and efficient service. Would definitely recommend!”Alice Daniels, Dublin, ★★★★★ on Google

Common Questions

Questions about roof repairs
in Dublin.

How much does a roof repair cost in South Dublin?

A single leak repair in South Dublin typically costs between €400 and €2,500, depending on the cause, the access required and what we find underneath. Storm damage involving multiple failure points runs €1,500 to €8,000. VAT at 13.5% applies on top of every figure. The only honest answer is a written quote after a free site visit.

What does emergency roof repair cost in South Dublin?

Emergency securing of loose tiles or slates costs €200 to €500. Immediate weatherproofing after storm damage runs €300 to €800. The emergency call-out makes the roof safe and stops the water; the permanent repair is quoted separately once it is safe to assess properly.

Is VAT included in the prices you quote?

No. All our ranges are shown before VAT. VAT at 13.5% is added as a separate line on the quote and is never buried in the price.

Is it cheaper to repair or replace a roof in South Dublin?

A repair is almost always cheaper up front. If your roof is under 30 years old and the problem is localised, repair is the right call. If repairs have become annual, or the felt and battens have failed across the whole roof, a full re-roof is usually cheaper over 10 years. We tell you honestly which side of that line your roof is on, after going into the attic.

Will I need scaffolding, and is it charged separately?

Most South Dublin repairs do not need scaffolding. It is required only on very tall buildings or on busy streets where pedestrian protection is needed. Where it is needed, it appears as a separate itemised line on the quote, never buried in the price. You are welcome to source your own scaffolding if you can get it cheaper.

What guarantee do I get on a repair?

Every repair carries a written workmanship guarantee of at least 3 years, rising to 10 years on major repair work. The guarantee is handed over in writing before contracts are signed and is automatic, nothing to register. The Lifetime Leak Guarantee is separate and applies only to full roof replacements, not to plain repairs.

Does a full roof replacement carry a better guarantee?

Yes. A full roof replacement carries a 10-year written workmanship guarantee plus the Lifetime Leak Guarantee, which covers leaks for the lifetime of the roof. Repairs carry a minimum of 3 years, up to 10 years on major repair work.

Do I need to pay a deposit for a repair in South Dublin?

On repair jobs under €10,000, which is the vast majority of South Dublin repairs, there is no deposit. You pay on completion. On larger jobs of €10,000 or more we ask for a 33% deposit up front, with the balance when the work is finished and you are happy with it.

How quickly can you respond to an active leak?

We operate 24 hours a day, 7 days a week, and aim to be on site within 4 hours for an emergency call-out. The call-out makes the roof safe and stops the water. The permanent repair is quoted separately once it is safe to assess properly.

Can I get a grant to help with roof work in South Dublin?

There is no SEAI grant for a straight roof repair or replacement. However, if you are upgrading attic insulation at the same time as the roof work, the insulation element may qualify for an SEAI grant. Full details and current grant values are on the SEAI grants page at https://www.seai.ie/grants/. We are happy to time roof work to suit a parallel insulation upgrade.

Will my home insurance cover storm damage to my roof?

Most home insurance policies cover storm damage under the storm peril, though policy wording and excess amounts vary. We provide the photographic report and written assessment that insurers typically request, which is often the difference between a claim being paid promptly and being queried.

How do I know I am hiring a genuine roofer and not a cowboy?

Ask for the CIRI registration, the VAT number, the insurance certificates showing public and employer liability, and the guarantee in writing before you sign anything. A contractor who does not want to be checked is telling you something. We publish our CIRI registration, VAT number (IE04393055LH), and insurance figures openly so you can verify them before appointing us.
