What BS 5534 actually says (and why it matters here)

BS 5534 is the British Standard for slating and tiling, adopted in practice across the Irish roofing trade. The 2014 revision (with the 2018 amendment) effectively ended mortar-only bedding for ridges, hips and verges on new work and re-roofs. Mortar can still be used aesthetically, but every ridge tile must now be mechanically fixed — screwed down through a dry ridge batten system to the rafters or to a fixed batten.

Dry verge units do the same job at the gable end: interlocking plastic or aluminium caps that clip over the end tiles and screw into the verge batten, replacing the crumbling mortar undercloak you can see failing on nearly every gable in Ballymun.

Signs your ridge needs doing now, not next spring

Have a look from the footpath with binoculars, or from an upstairs window of the house across the road. You're looking for:

  • Mortar cracks running the full length of the ridge — hairline is early stage, gaping is urgent.
  • Ridge tiles sitting unevenly or visibly lifted at one end.
  • Vegetation (moss, small ferns) rooting into the mortar joints — a sign water is sitting there permanently.
  • Daylight visible through the ridge line when you're in the attic on a bright day.
  • Fresh mortar debris in the gutters or on the ground after a windy night.
  • Water staining on the top of the party wall or purlin in the loft.

Getting the job done properly

Can I keep the mortar look and still be BS 5534 compliant?

Yes. Dry ridge kits are designed so mortar can be applied purely as a cosmetic pointing over the mechanically fixed system. The screws and clamps do the structural work; the mortar just hides the fixings. Most Dublin homeowners can't tell the difference from ground level.
