The following are indicative installed rates for Limerick in 2026, before VAT at 13.5%:
Indicative 2026 price range in euro, before VAT at 13.5%
| System | Rate installed | Lifespan | Best for |
|---|---|---|---|
| EPDM rubber membrane | €90-€140 / m² | 25-35 years | Extensions, dormers, garages |
| GRP fibreglass | €90-€140 / m² | 25-30 years | Complex shapes, upstands, balconies |
| Single-ply PVC/TPO | €90-€130 / m² | 25-30 years | Larger commercial roofs |
| Traditional felt | Not recommended for new work | 15-20 years | - |
These are indicative rates. Confirm exact figures after a site survey. All prices exclude VAT at 13.5% and assume the existing deck is sound. Where the deck has failed, add €30-€50 per m² for replacement. The swing within the EPDM and GRP ranges is driven by access, edge detailing (drip trims, upstands to the main house) and outlet connections.
Three systems dominate Limerick installs, and the right choice depends on the shape, size and drainage of the roof.
EPDM rubber is a single-sheet synthetic rubber membrane, cold-glued to the deck. On a square or rectangular garage or single-storey extension it is usually the cleanest answer: one continuous sheet, no seams across the field of the roof. It handles temperature swings well, contracting in winter and expanding in summer, without the cracking that affected older felt roofs.
GRP fibreglass is a laminated glass-reinforced polyester, laid wet and cured in place. Where the roof has multiple upstands, penetrations or an awkward shape, dormer cheeks, complex parapets on Newtown Pery Georgian terraces, GRP wins because it is moulded to the substrate rather than sheeted over it. It is rigid when cured, which eliminates seam risk.
Single-ply PVC/TPO is specified more often on larger commercial roofs than on domestic extensions. For a typical Limerick home extension it is rarely the right specification.
Torch-on felt is on the way out. Recommended Roofing no longer recommends it for new work: the 15-20 year lifespan does not compete when EPDM and GRP give 25-35 years at a similar installed rate. We saw exactly this situation on a city centre flat roof job, the cracked and lifted sections had already let water through, and a proper repair was far cheaper than one more winter of delay.
A proper flat roof install covers seven stages. Any missing step is where problems appear in year three:
The last three are where poor-quality work shows itself. A roof that looks fine from the ground can be draining incorrectly, or upstands can be cut short of the required height, problems that surface only in the first heavy downpour.
Weather delays are real. Membrane bonding requires a dry deck and reasonable temperatures. Recommended Roofing will not lay EPDM into a forecast that puts the bond at risk, because a failed bond in month six is the installer's problem, not the weather's.
Before any work begins, verify four things. Any contractor who resists is telling you something.
Recommended Roofing is CIRI registered, carries €6.5m public liability and €13m employer liability, and is a member of the National Guild of Master Craftsmen, listed in the Guild's own Roofers directory so you can verify it before you appoint us. Our crews are directly employed, not subcontracted. You can read independent reviews on our reviews page.
A full flat roof replacement is replacement work, and it should carry the strongest guarantee terms in the trade. On Recommended Roofing installs in Limerick:
Repairs and partial patches carry a minimum 3-year guarantee, rising to 10 years on major repair work. Ask any Limerick contractor to name their guarantee terms in writing before you sign. A guarantee mentioned at the door is worth nothing if it does not appear on the quote.
City centre and Newtown Pery. Georgian terraces in the Architectural Conservation Area around Pery Square and the Crescent often have hidden flat sections: lightwells, rear return roofs and mansard flats. These frequently sit in conservation areas where a visible material change may need planning consent. We flag it during the survey; the owner obtains the consent.
1980s and 1990s estate housing. Castletroy, Dooradoyle, Raheen, Annacotty and Mungret are dominated by concrete-tile pitched roofs with rear extensions added later. Most extension flat roofs from that era are felt on OSB, now 25-35 years old and past their design life. If yours is bubbling, ponding or has visible seams lifting, replacement is likely the right answer rather than repair.

The quote visit is free, no-obligation and produces a written itemised breakdown, not a number said at the door. On jobs of €10,000 or more we ask for a 33% deposit; below that, payment is on completion. To arrange a survey and a fixed-price quote, visit our contact page or call the Limerick team on 061 788600.
Indicative installed rates for Limerick in 2026 are €90-€140 per m² for EPDM rubber or GRP fibreglass. All prices exclude VAT at 13.5% and assume the existing deck is sound. Confirm exact rates after a free site survey.
Where OSB or ply decking has rotted or delaminated, replacement adds €30-€50 per m² on top of the membrane installation rate. A spongy deck found during the survey should always be replaced rather than covered over.
Both perform well in Limerick's climate. EPDM handles thermal movement better on large, simple rectangular areas. GRP is the stronger choice for complex shapes, multiple upstands and dormers because it is laid wet and moulded to the substrate. The roof dictates the choice, not a preference.
EPDM rubber: 25-35 years. GRP fibreglass: 25-30 years. Single-ply PVC/TPO: 25-30 years. Traditional felt is rated at 15-20 years, which is why Recommended Roofing no longer specifies it for new work.
A like-for-like replacement normally does not require planning permission. A change of material or profile on a protected structure or within an Architectural Conservation Area, common in Newtown Pery and the city centre, usually does. We flag it during the survey.
Sometimes. If the covering is largely sound and the leak is localised, a failed upstand, a torn seam or a single outlet, a repair may hold for years. If the whole membrane has reached end of life or the deck is spongy underfoot, replacement is the honest answer. We tell you which, in writing, after the survey.
Full flat roof replacements carry a 10-year written workmanship guarantee plus a Lifetime Leak Guarantee for as long as you own the property. Both are automatic and handed over in writing before contracts are signed. Repairs carry a minimum 3-year guarantee, rising to 10 years on major repair work.
No. All quoted rates are before VAT. VAT on roofing work is 13.5% and is shown as a separate line on every written quote.
Scaffolding is not automatic. It is included where the building is very high or where the job is on a busy street with significant pedestrian traffic. Where it is needed, it is priced as a separate line on the quote, never buried in the job total. On most domestic extension flat roofs it is not required.
Check CIRI registration at cif.ie/ciri, ask for current public liability and employer liability insurance certificates, get a written itemised fixed-price quote with VAT shown separately, and ask directly whether the crew on your roof will be directly employed or subcontracted.
A manufacturer warranty covers the membrane material against defects. The 10-year workmanship guarantee, plus the Lifetime Leak Guarantee on full replacements, covers the installation: the seams, the upstands, the outlets and the workmanship. You need both. A manufacturer warranty on a badly installed roof is worthless.
Yes. The quote visit for any work Recommended Roofing could carry out is free and no-obligation, and produces a written itemised breakdown. A standalone pre-purchase or insurance inspection report is chargeable; ask when booking.
