That history matters because it tells us what we'll find when we strip the covering. The deck is usually tongue-and-groove softwood on undersized joists, often sagging to the outlet. The parapet upstand is red brick with lime mortar joints, and the old flashing is either lead that's been patched too many times or a strip of felt lapped up the wall and nailed with clout nails. None of that is a surprise, but it does mean a Drumcondra return is rarely a "lift the old membrane and roll on new" job. It's a proper installation with deck checks, upstand detailing and a new outlet.

Both systems are specified across Dublin 9 and we install both. The honest answer is that for most Drumcondra returns, EPDM is the more forgiving choice: it's laid as a single sheet on a return under about 40 m², which eliminates seams on the field of the roof. It handles the small amount of structural movement in an old timber deck without cracking, and it can be dressed up a parapet upstand and bonded without a hot works permit.
GRP suits returns where the owner wants a hard-wearing walkable finish — a roof terrace off a return bedroom, for example, or a dormer deck that doubles as access. It's a laminated system, applied wet, cured on site, and finished with a topcoat. The trade-off is that GRP needs a dry, warm window to cure properly, and it's less tolerant of a deck that moves. On a 120-year-old return where the joists have never been sistered, EPDM is usually the right call.
Traditional felt — three-layer built-up roofing — is still occasionally asked for on price. We'll decline it on new work. A 15–20 year system when the alternatives last 25–35 is a false economy, and it's not what we'd put on our own house.
This is where most Drumcondra flat roofs fail, and most of them fail in the same place: the junction between the new membrane and the old brick parapet. A membrane dressed up the brick and surface-fixed with a metal trim will not pass a wet winter — wind-driven rain tracks behind the trim, down the back of the membrane, and out through the ceiling two years later.

Side passages on Drumcondra terraces vary wildly.
