Roof leaking in Dublin? Here is what to do right now
A leaking roof feels like an emergency, and it can be, but the first job is simply to limit the damage while help is on the way. A few quick steps protect your home and your insurance claim before a roofer arrives.
Do these things first
Work through this list in order. It takes only a few minutes and it makes a real difference to how much damage the water does.
- Put a bucket, basin or roasting tin under the drip, and lay old towels around it to stop splashing and spreading.
- Move furniture, electronics, rugs and anything of value out from under the leak, or cover them with plastic sheeting.
- If the ceiling is bulging with trapped water, do not ignore it. A sagging bulge can burst and bring the plaster down. Place a bucket underneath, then pierce the centre of the bulge with a screwdriver to release the water in a controlled way rather than letting it collapse.
- Take clear photos and a short video of the leak, the damage and any items affected. This is your evidence for an insurance claim.
- If water is anywhere near light fittings, sockets or your electrics, switch off the power to that area at the fuse board and keep clear until it is checked.

Why is my roof leaking?
Dublin roofs leak for a handful of common reasons, and the cause usually points to the fix. The most frequent culprits are slipped or cracked slates and tiles, which open a direct path for rain after a storm.
Next is failed flashing, the lead or metal that seals joints around chimneys, valleys and where a roof meets a wall. When the lead cracks or the mortar behind it fails, water runs straight in. Blocked or broken gutters are another big one: when water cannot drain away it backs up under the slates and over the fascia. On flat-roof extensions, it is usually old felt that has split, blistered or lifted at the edges.
