Why Dublin's Period Terraces Are a Special Case

In plain English: if your neighbour's gutter is cast iron ogee and yours is too, ripping it off and bolting up white half-round uPVC is very likely unauthorised development. The council can, and does, issue enforcement notices in Rathmines and Ranelagh for exactly this.

Cast Iron Ogee Sizing for a Victorian Return

The ogee profile isn't decorative — well, not only decorative. It's a deep asymmetric section that carries far more water than a modern half-round of the same nominal size. On Dublin period stock you'll see three common sizes:

  • 100mm (4") ogee — small front elevations, single-storey returns, dormers
  • 115mm (4.5") ogee — the workhorse size on most two-storey Victorian fronts and rears
  • 125mm (5") ogee — three-storey elevations, long unbroken runs, or where a valley discharges into the gutter

Get the sizing wrong and you'll overshoot the gutter in every heavy shower — a problem we see constantly on Rathgar returns where a previous installer fitted 100mm because it was in stock. As a rough rule for Dublin rainfall intensity, a 115mm ogee handles about 38m² of roof plan area per outlet; a 125mm handles closer to 55m². A tall Sandymount return with a 40m² catchment and only one outlet needs the 125mm, not the 115mm.

Cast iron is heavy — a 1.8m length of 115mm ogee weighs around 14kg — so brackets matter. Original fixings were rise-and-fall brackets screwed into the fascia or, on brick eaves, into hardwood pattress plates. Fixings should sit at 900mm centres maximum, tightened to 750mm on exposed elevations facing the prevailing south-westerly.

Hopper Heads: The Detail Most Installers Get Wrong

Three-storey Victorian returns in Ranelagh and Rathmines almost universally used a hopper head where the return roof gutter discharged into the vertical downpipe on the flank wall. The hopper is a small rectangular cast iron reservoir, often dated or monogrammed on higher-status houses, that catches the outlet and buffers surge flow before the water enters the 65mm × 100mm rectangular downpipe.

Two reasons the hopper is not optional:

So yes, cast iron is roughly 3–4× the up-front cost. But the lifespan comparison is not close: a properly painted cast iron system lasts 80–100+ years (there are original 1890s gutters still in service in Rathmines), against 20–30 years for uPVC before UV brittleness and joint failure. On a cost-per-year basis cast iron often works out cheaper — and that's before you factor in the resale premium on a properly restored period home.

Where Aluminium Fits In

Powder-coated cast aluminium is the honest middle ground and, on non-protected houses inside an ACA, is sometimes accepted by planners as a visual match. It costs roughly €55–€90 per metre supplied and fitted, weighs a fraction of iron, doesn't rust, and can be moulded to a convincing ogee profile. On a Protected Structure it's usually a no; on an ordinary ACA terrace it can be a sensible compromise. Before you or any contractor touches original rainwater goods on a Protected Structure or in an ACA:

  1. Check the RPS and ACA maps on dublincity.ie.

  3. For anything not covered by a Section 57, a full planning application is required.
  4. Grant support: the Historic Structures Fund and Built Heritage Investment Scheme open annually (typically December–January) and regularly cover 50–80% of like-for-like cast iron reinstatement on protected properties.
